AA Voicemail & Text Scripts
For Acquisition Assistants · Generic — one recording / one text per batch · Part 1: Zillow FSBO · Part 2: Vacant Properties
Fill-ins: {Your Name} and {SB Number} (the Slybroadcast callback number assigned to you — the same number that shows as the caller ID on your voicemail drops), and {Your Email} (your REEB email address). No address or company name — these work for every property in your 20-lead batch. Say the number slowly, twice. For your review recordings, use your own phone number in place of {SB Number}; you’ll re-record with your assigned number once approved.
Owners often have several phone numbers and emails from the skip-trace. Each one gets the voicemail, text and email — see the “Multiple numbers” rules below.
Before your first batch: call and text your SB Number from your own phone to confirm that calls and texts reach you. Sellers will reply to that number, so it must ring or forward to you.
PART 1 — ZILLOW FSBO (listed for sale by owner)
Voicemail
A. Main voicemail (about 25 seconds)
Hi, my name is {Your Name}. I saw your house listed for sale on Zillow, and I’d really like to talk with you about buying it, if I could. It would be an as-is, all-cash purchase, and I can close quickly — or on whatever timeline works best for you. Please give me a call back at your earliest convenience at {SB Number}, and let’s see if we can put a deal together. Again, that’s {SB Number}. I look forward to hearing from you. And by the way, I’m also sending you a text and an email, to make sure my message reaches you — I’d really like to buy your house.
B. Short version (about 15 seconds)
Hi, this is {Your Name}. I saw your house for sale on Zillow and I’d love to make you an offer — as-is, all cash, quick close. Please call me back at {SB Number}. That’s {SB Number}. I’m also sending you a text and an email. Thanks!

Text 2 — one follow-up, 3 business days later (no reply only)

Subject: Following up on your house
Hi,
Just following up on my earlier message about your house on Zillow. If it’s still available, I’m still very interested — cash, as-is, and I’ll work around your timing.
Call or text me at {SB Number}, or simply reply to this email.
Thanks,

When they call back: use the Call-Back Script in Part 3.
Rules — every time
Contact only between 8:00 a.m. and 8:00 p.m. in the seller’s time zone.
Every text includes “Reply STOP to opt out.” If anyone replies STOP or asks not to be contacted, stop right away and add them to the Do Not Contact tab.
Send Text 2 and Email 2 only once, and only to sellers who haven’t replied. Then stop.
Don’t pressure, and don’t promise a price or terms REEB hasn’t approved.
Multiple numbers and emails for one owner
Send the voicemail, text and email to every number and email address the skip-trace gives you for that owner.
As soon as the owner responds on ANY number or email, stop all the others — pull them from your batch so the owner doesn’t keep getting messages after you’ve talked.
Some numbers will reach the wrong person. If anyone says “wrong number” or “that’s not me,” apologize, stop, and add that number to the Do Not Contact tab with the reason “Wrong number.”
Every email includes the unsubscribe line and mailing address shown above. If someone replies “unsubscribe,” stop emailing them and note it on the Do Not Contact tab.
PART 2 — VACANT PROPERTIES (not listed for sale)
These owners haven’t listed their property, so the message invites them to consider selling rather than assuming they want to. Same fill-ins: {Your Name} and {SB Number}.

PART 3 — CALL-BACK SCRIPT (FSBO and Vacant)
Your voicemails and texts didn’t name an address, so the caller may not say which property they own. Keep your batch list open on your phone — search their number (Ctrl+F / Find) to pull up the property while you talk. Aim to listen 70% of the call.
1. Greeting — and find the property
Hi, thanks so much for calling me back! This is {Your Name}. We really need to purchase a few properties for our operations over the next few weeks, so we’ve reached out to a number of property owners. Which property are you calling about?
If they don’t want to say, their number usually matches a row in your list. Confirm it: “Is this about the house on [street]?”
Recording permission — ask before you record anything
Hey, [Caller’s name, if you’ve got it], I’m away from my desk at the moment — is it okay with you if I record this call, so I have all the correct details when I get back in?
If you are at your desk, say instead: “…is it okay with you if I record this call, so I don’t miss any of the details?”
If they say yes: start recording, then confirm on the recording — “Thanks — just confirming you’re OK with me recording this call?” — and wait for their “yes.”
If they say no: don’t record. Say “No problem at all,” and take notes as you go instead.
Never record without a clear “yes.” Florida law requires everyone on the call to agree before it’s recorded, and recording without consent is a crime there.
Great — do you have a few minutes to tell me about it?
2. The property
“What’s the story with the house?” — let them talk; you’ll learn a lot here.
“How many bedrooms and baths?” (confirm what’s on your list)
“In your opinion, are there any repairs or updates that you think are needed?” (roof, A/C, plumbing, kitchen, baths)
“Just curious — any issues or problems with the neighborhood?”
“Is anyone living there right now?” (owner, tenant, or vacant)
FSBO: “How long have you had it on the market? Any offers so far?”
Vacant: “How long has it been empty? What are your plans for it?”
3. Motivation and timing — the most important part
“Why are you selling?” — then stay quiet and let them talk.
“If it sold, where would you be going next?”
“Is there a timeline that you need to sell by?”
“What happens if it doesn’t sell in the next few months?”
Write down their exact words in AA Notes. Relocation, inheritance, repairs they can’t afford, tired landlord, behind on payments — these tell REEB how to structure the offer.
4. Price
FSBO: “You have it listed at [price]. Is that firm, or is there some flexibility for a cash buyer who can close quickly?”
Vacant: “Do you have a price in mind for it?”
“If we were to pay cash and close quickly — as-is, with no repairs and no agent fees — what’s the least you would consider on a cash purchase?”
Don’t name a number on this call. Get their price, then get REEB’s maximum offer (MAO) before you negotiate — as set out in your ICA.
I’m definitely interested. Let me do some number-crunching and discuss it with my partner, and I’ll get back to you by [day/time] with a cash offer. Is this the best number to reach you — by text or phone? … And would it be OK to come see the property before then?
5. Set the next step — never hang up without one
Book a walk-through: “Would [day] at [time] work for me to take a quick look?”
Or set a callback: “I’ll get back to you [day] at [time] with our cash offer — is this the best number, by text or phone?”
Confirm their name and best number before you hang up.
Common questions and objections
“How did you get my number?”
FSBO: “From your listing on Zillow.” Vacant: “We’re a real estate investment company, and we research properties through public property records. If you’d rather I not contact you again, just say so and I’ll take you off my list.”
“Who are you with?” / “Are you an investor or wholesaler?”
I work with Real Estate Equity Builders — we’re a real estate investment company. We buy “as is” for cash and, depending on the property, we may renovate it, then rent it, or sell it to an owner-occupant, or sell it to an investor. Either way, you’ll get the price we agree on in writing, and you’ll know exactly who’s closing and when.
“That’s too low / I can get more with an agent.”
You might — and that’s a fair option. With us there are no repairs, no showings, no agent commission, and no waiting on a buyer’s bank approval. A lot of sellers find the net comes out closer than they expect. Would it help if I walked you through the numbers side by side?
“I need to think about it.” / “Let me talk to my spouse.”
Of course — it’s a big decision. What questions can I answer for you in the meantime? … Would it be OK if I followed up on [day]?
“Not interested.” / “Stop calling.”
Understood — I’m sorry to bother you, and I’ll take you off my list right now. Have a great day.
Then add their number to the Do Not Contact tab immediately.
After every call
Update AA Status on your tab (e.g. Talked – interested, Walk-through set, Not interested, Wrong number).
Put the seller’s name, motivation, timeline, condition, and asking price in AA Notes.
If it’s a live lead, send REEB the details the same day so your offer can be prepared.
Stop or no-contact request → Do Not Contact tab, right away.
